莲桥第历史风貌协调区，位于宁波老城区的东南隅，用地面积约4.1万m2，地上建筑面积约3.5万m2。区域内聚集了区级文物保护单位、市级文物保护点和历史建筑，是宁波历史文化名城的重要组成部分。

项目以日湖文化为大背景，以唐宋时期“一塔两寺”(天封塔、延庆寺、观宗寺)宗教文化遗存为核心，拥有一大批明清以来格局与风貌保存相对完整的望族宅第与第巷，留存下许多重要的历史信息。

在莲桥第历史风貌协调区内，士大夫第、卢氏支祠、毛家大院等建筑建于明清时期，是典型的江南三合院建筑形制。这里也走出了中国邮票大师孙传哲、宁波帮巨子李镜第等一大批在近代史上有着重大影响力的名人，构成莲桥第地段深厚的历史文化底蕴。

莲桥第历史风貌协调区，以江南第巷和江南传统建筑院落为改造蓝本，以“尊重、保护、原味”为开发宗旨，通过原地保护和迁建保护的措施，运用空间转换、风格内饰、科技渗透等手法，对需要保护的重要历史建筑，采用原地保护、修旧如故、尽力保存历史记录；对于迁建建筑，采用“真实还原历史风貌，适当引入新功能”的原则，让人们在今天环境中感受到历史文化的积淀和时光的痕迹。

莲桥第历史风貌协调区从一开始就定位为“宁波原味人文院落第区”，因为我们尊重这块土地的历史与文化，对于如何还原它应有的真实面貌，复兴在这片第区之上滋生的种种文化魅力和城市价值，是我们始终在思考的。

通过系统的保护性开发，莲桥第历史风貌协调区将打造成为一块赋有“历史记忆”和“城市价值再造”、集历史文化展示、魅力主题商业、文化特色零售、企业品牌展示于一体的原味人文院落第区，在最大程度保护历史人文精髓的同时，为老城区融入现代生活方式，并营造出古朴、雅致的历史第区氛围，助推宁波核心价值的全面升级。

Lianqiao street historic townscape coordination area is located in the southeast corner of the old city of Ningbo, covering an area of about 41000 m2the construction area above ground is of approximately 35000m2. There are district-level cultural relics protection unit, city-level heritage conservation site and historic buildings in the district, which is an important part of the historical and cultural city of Ningbo.

The project takes the Rihu culture as background and the religious heritage of "one tower, two temples" (Tianfeng Tower, Yanqing Temple, Guanzong Temple) from Tang and Song Dynasties as the core. There are a large number of prominent families' mansions as well as streets that have been preserved relatively completely in both pattern and outlook since the Ming and Qing Dynasties, maintaining much important historical information.

In the Lianqiao street historic townscape coordination area, buildings such as the Scholar Mansion, LU Family Ancestral Temple, and MAO Family Courtyard were built in Ming and Qing Dynasties, which are triple house courtyards in typical of the south of the Yangtze River. A lot of celebrities who have significant influence in the modern history also originated from this area, such as SUN Chuanzhe, Chinese stamp master, and LI Jingdi, the Ningbo Gang giant, etc., which has constituted the profound historical and cultural heritage of Lianqiao Street.

Lianqiao street historic townscape coordination area takes Jiangnan streets and alleys as well as traditional Jiangnan architectural courtyards as the blueprint for the transformation, based on the development principle of "respect, protection and original", through measures of in situ conservation and relocation protection, and by use of techniques such as space conversion, stylish interior, technology penetration, etc. For important historic buildings that need to be protected, the project adopts in situ conservation, restores old buildings, making them as good as new, and tries to preserve the historical memories; for relocated buildings, the project adopts the principle of "restoring the true historic character and appropriately introducing new features", allowing people to experience the historic and cultural development as well as traces of time in today's environment.

Lianqiao street historic townscape coordination area is positioned as "original humanities courtyards area in Ningbo" from the very beginning, as we respect the history and culture of this land, we are always thinking how to restore the true outlook and revive various cultural attractions and urban values of this area.

Through the systematic preservation development, Lianqiao street historic townscape coordination area will become an original humanities courtyards area filled with "historical memory" and "urban value re-engineering", combining the historical and cultural displays, charm theme business, culturally featured retail, and corporate brand display. While maximizing the protection of the historically humanistic essence, it adds modern lifestyle to the old city and creates a simple, elegant atmosphere of historic area, boosting comprehensive upgrade of the core values of Ningbo.

莲桥第历史风貌协调区项目，在文化方面，以日湖文化为背景，保留了宗教文化、宗祠文化、名门望族宅第等历史信息遗迹；在人文方面，利用孙传哲、李镜第等有影响力的名人，展现地杰人灵的吸引力。历史积淀的文化精华，特色原始的建筑风格，为项目改造提供了历史保障。

“尊重、保护、原味”的开发宗旨，空间转换、风格内饰、科技渗透的手法，原地保护、修旧故居、尽力保存历史记录的要求，改造有序，赋予历史新的魅力。

开始“宁波原味人文院落第区”的定位，决定了这项改造的两个目标：“历史记忆”与“城市价值再造”。通过“复”和“兴”的方式，保护与更新并重，文化与商业共荣。在此，我想提个醒：在新旧之间做到“协调”，才是正确的道路。

MENG Jianmin: Aiming at both revitalizing historic culture and regenerating urban humanism, the Historic Scene Coordination Area of Lianqiao Street, based on the Sun Lake（or Rihu Lake）culture, well preserved its historical heritage, such as religious culture, ancestral hall culture, the established families' residences, and so on. In terms of humanism, the influential figures as SUN Chuanzhe and LI Jingdi demonstrate that it is a fair place likely to produce outstanding people. In a word, the cultural essence and historic buildings laid a historic foundation for the project.

Lianqiao Street historic area is added to more historic charm after its renovation following the principle of "respect, protection, and original" and the requirements of in-situ protection, old residence renovation, and historical records preservation, by means of spatial transformation, featured interior decoration, and technological penetration;.

The project, targeting at building it into "a neighborhood with historic and cultural yards in Ningbo", intends to keep the historical memory and recreate urban values of the Lianqiao Street historic area. To achieve this purpose, it attaches importance to both protection and renewal, as well as to the prosperity of both culture and business via "reconstruction" and "regeneration." I would like to point out herein that the right path is to "coordinate" the old and the new.

褚冬竹：当代中国，尚拥有历史街区的城市无疑是幸运的，但一片存留于快进城市中的历史街区却注定要在发展浪潮中胆战心惊。在古镇靠“打造”、历史供“开发”的游戏规则下，文化与经济不得已短兵相接时，占上风的往往还是经济。宁波莲桥第历史风貌协调区修整后的一系列空间，在探索文化与经济协同发展的道路上又贡献了一处鲜活案例——虽然并非完整的核心保护区，但它保留了城市的记忆。改造前日湖已不复存在，近邻天封塔、郡庙真迹却得以保留，四周现代建筑正成围合高压之势。在城市发展进化的总趋势下，如何理解“真实”二字，显然是绕不开的纠结话题。无论最终城市的形式走向何方，希望仍有安放心灵之所。

CHU Dongzhu: In contemporary China, it is lucky for a city to have historic areas; however, a historic area that exists in a city with rapid development is doomed to be frightened in the wave of urban development. Under the game rule of "creating" ancient towns and "developing" the history, when culture and economy have to come to close quarters, it is economy that always gains the upper hand. The series of spaces after the renovation of Lianqiao Street historic area of Ningbo have become another live case in the exploration of coordinated development of culture and economy - although not a complete core protection area, it has kept the memory of the city. The old Sun Lake (Rihu) no longer in existence, and the authentic relics of Tianfeng Tower and Jun Temple that used to be close to the lake have to exist alone, which are enclosed by the surrounding modern buildings. In the general trend of urban development and evolution, how to understand "authenticity" is obviously a topic that cannot be bypassed. No matter what the urban form will be in the end, I hope there still is a place where we can let our soul rest.
